Wealth building and Cashflow opportunities for 2009

I started this blog to help others capitalize on the incredible potential to build wealth due to the correction in the Real Estate Market. I have been a professional Real Estate Investor for over 10 years and have bought and sold 70 properties. While I have been able to make a good living I have never been as excited as I am now!

There is an incredible opportunity to build long term wealth and a healthy monthly income through investing in real estate. While I have sold every property I have bought I am now changing strategies and starting to amass a rental portfolio of quality buy and hold cash flowing investments. You may ask why I am switching tactics, quite simply it is because...

* Prices have never been lower
* Mortgage Rates have never been lower
* Huge demand for quality rental properties by renters and credit injured people
* I now have the knowledge of where to buy that is affordable yet stable and safe
* Due to the correction properties now can pay for themselves and even provide cashflow

Most people have a reluctance to invest in real estate due to 4 reasons...

* They don't know how to find good investment properties
* They don't know how to get a home into "Rental Ready" condition
* They do not want the hassle of being a landlord
* They do not have the "extra" money for the downpayment

I can put my expertise to work for you! All of the aforementioned are obstacles that I have had to overcome. Why not learn from my experience? Or team up with me and have a truly passive income?

I have spent the last 4+ years locating, buying, rehabbing and selling distressed properties- full time. On average I receive 100+ leads a month and see 60 properties. I only buy properties at a wholesale price so most sellers do not accept my "discounted" offer, however, I routinely buy between 1-2 houses per month. I have a multitude of stories that run the gamut from hilarious to scary and sometimes very sad, often times I also deal with distressed homeowners not just distressed properties.

This has prepared me to immediately spot the properties that provide the best investment and cash flow opportunities!

Do you think it is time you did something proactive to provide for your future? Are you disillusioned with the recent stock market meltdown? Are you tired of contributing money into a 401k or into a brokers hands and not having any idea what your return on investment will be? If you want to truly find a partner that will help your wealth grow then please contact me and I will show you how to invest your assets and make your wealth grow in a "Real" investment. I can guarantee at least a 10%-12% return on your investment in the first year.

Also did you know that rental homes let you depreciate a portion of their value on your yearly taxes?

Why wouldn't you want an asset that...
* Provides monthly income
* Someone else (renters) pay down the original mortgage
* Is an appreciating asset and will be worth more in several years then it is now

If this interests you please feel free to contact me, I ask that people have a minimum of 25k in cash to invest. (Don't worry I can show you how to get that money back within 1 week of buying a property-legally). I can only work with a select few investors at a time but if you have questions or comments please feel free to post or contact me.

Remember the first step to financial independence is doing something, don't let another year pass you buy without providing for you and your families' future.
